What defines an apartment?

Post by Dusak »

My English friend that owns the top third floor flat has been made to pay four years of property tax, 1,850Le. He is adamant that it is only a two bed roomed flat, which I agree with. But they say because the second bedroom is on the second floor of his apartment, then he has two flats. But there is only one front door going into his property. Very confusing living here at times.

Isn't that what is defined as a 'duplex apartment'? An apartment that is on two separate floors connected by an internal staircase.

The fact that his 2 floor apartment is being assessed as two separate flats I guess

Would understand if it was sterling for four years as someone posted elsewhere except what you are given and get on with it.

I thought taxes were per floor?

My understanding is that the tax is based on the rental value of the property...not the number of floors.

Of course the rental value might, to some extent , be affected by the number of floors. Generally, the bigger the property, the more rooms...the higher the rental value.

The valuer may have placed some reliance on the fact that each floor has a bedroom so could, arguably, be described, and rented, as two apartments. A bit far fetched in my opinion...and you can appeal. I guess there's only one kitchen and one bathroom?

Whether it's worth arguing over an annual pittance.....

Your main residence is free from any tax, as my home is, but if you own additional floors, with flats, then you have to pay property tax on them. BUT, this seems to apply only to foreigners, as the local Egyptian families to me that have multiple floors that house various members of the family, do not have to pay. I paid mine for the one I rent out and am quite happy to do so. The only gripe that I had from day one is that so many different amounts were quoted until they finally saw the light. My friend has no problem paying the money, just the fact that they say he has two flats when it is obvious that he only has one. The Egyptian guy next to me rents out two flats, there's a paper Swedish wife with her 'holiday husband' in one now, but he has told them his extended family live on the other floors, so they just excepted it. Twot.

Sat here overlooking the Med. Sun nicely shining, Canarian Palms lawn and pristine gardens in front of the all glass lounge wall, Il Divo playing in the background, oh to be surrounded by manicured gardens and buildings. Another 3 weeks before moving on. Reading todays Newspaper about the attack on Westminster Bridge. Shocking but hey ho Allah Ackbar

Ignore him and he might just go away. No matter what you say his mind is so warped , he has such a self inflated ego, when he's not bragging he's complaining well let him talk to himself in future.
He will always find himself in a s..t hole because of the mindset of the man.
Bet the dogs happier now too.

When cowards get some water between them they have a tendency to be brave and think they cannot be touched. But in the song by Cliff, " if you hear somebody knocking at your door, it will be me. I'll be looking for you.
Don't think I cannot get to you, it only takes a plunger to clear a blocked loo.

I echo Carries comment to MT of "grow up", but more to the point his latest post which for now I will not delete as others should be able to read it, is nothing more than a threat towards another member or other members, even though it is an utterly pathetic and useless threat by someone who thinks he is tougher than he actually is. We have all heard this particular person rant and threaten before, it is like listening to a stuck record with his laughable threats of what he will do, I suggest he looks up the word megalomaniac whilst looking in a mirror. I am pretty tolerant to people having a rant, but I will not stand by and watch any member put up a threatening post towards other users, insults are one thing but threats however veiled are another thing entirely especially as it seems to be directed towards a female member and that in itself is a major breach of the forum rules and deserves a response.

Its nothing new Horus, two years ago he made and used, the said same words towards one of my posts, but with the addition of ''the clock is ticking.'' When I pulled him up over it on here as a thing that could be viewed as a perceived threat, he backed off saying he was misunderstood. Personally I would not delete it, then the maximum number can see what a complete AH sounds like. But your the man with the hat, so its your decision.
For a man that detests Egypt and all who reside within its boarders and could not wait to cut all ties, he seems determined to keep hold of the ties he formed with this Egyptian based forum. I think that he now realizes that he has made a big mistake in leaving and desperately feels the need to hang on to this very small thread. But scissors are easily bought here.

I have no intention of deleting his post Dusak unless someone requests it for a valid reason, as you say let the world see what an AH he really is ;)
