My name is Bob Anderson. Been to Luxor 10 times and thinking of buying a flat but at a realistic price. Can anyone give me any pointers please?

Hello. Preferably Luxor, two bedroomed flat with AC, bathroom and decent balcony if possible. Price range £20.000-35000.

Sorry to state the obvious but for people to give you better information they will need a little bit more information eg do you want to live in town on the east bank or in the more rural west bank and if the west bank how far from the ferry do you want to be. Do you want to be near to other ex-pats or not. Have you previously stayed in a flat or has it always been in hotels.

BB, he said in his last post "in Luxor", so I assume he means EB, as that's what WB Egyptians call the EB.

Many of my friends, here in Luxor, class the likes of Abu Jude as another place, entirely. As for Karnak and Awamaya, they may as well be on a different planet, they certainly aren't regarded as Luxor!

WI - you are right he did state 'in Luxor' which like you I would take to be the EB but as some people take 'Luxor' to mean the whole area I think he needs to clarify the point so that he gets the right information.

A "realistic price" is whatever the market will bear and whatever the seller is willing to give it to you for. That's how it is everywhere in the world. More important than price is making sure the papers are all in order for whatever you buy.

Normally sellers have a realistic appraisal and approach to selling their property.
That is not the case in Luxor.
The prices I have heard from a reliable and sound source that they are dropping but nowhere as fast as they should be.
The best idea, find a couple of places you like and offer a ridiculously low price then sit back and wait for the penny to drop in my case it took 4 years.
Remember that the sellers here have only been in the business a few years, so slowly slowly..........8)
