Hi.

Just wondering whether anyone can inform me as to how the new Property Tax is to work. I believe that it has now been imposed on all properties, regardless of nationality. I have received an invoice for payment. This invoice is for 3 year’s Property Tax - from the date of the imposition of the Tax til present day. My invoice is not too expensive but I don’t know if the Property Tax is to be paid annually or how much it will be if that’s the case. Any further information would be greatly appreciated.

The "rental value" of your property is assessed ( by some bloke in an office) every 5 years...whether or not it is actually rented. The assessed value can be appealed.

Tax is payable annually at 10% of the rental value less a 30% deduction.

I don't know how it works in Luxor but, in Hurghada, where many properties are still associated with developers, the tax bills arrive via the developers.

In practice the amount assessed is so trivial that few expat owners are inclined to dispute the valuation...which seems to bear little relation to reality in terms of rental income.

The first assessment, covering 3 years, is , of course a bit more substantial.

In Luxor the tax is set at 335Le per year per property, or there abouts. We are now in year three, year four is due and payable on the 1st January 2018. Don't ask me where I paid it last year x three, as I was taken all over the place down back alleyways. I needed my friend to find it, as I will next year. :lol:

Thanks for the information.

With mention of Hurghada and developers I’m a bit confused - sorry.

Just to clarify, as I am on a complex in Luxor am I liable for the Property Tax as I am the owner of the apartment or is it the Owner of the complex that is liable for the Property Tax?
Therefore, will I be required to pay next year’s Tax in January 2018?

You , as the owner of the apartment, are liable but the tax office has probably been in contact with the complex owners regarding valuation etc and would normally issue tax notices via them. It's much easier for them to do it that way rather than try and track down individual owners...some of whom may be abroad.

Ha! It's a total minefield, as I live between two canals it's totally different again,
then one has land tax East & West Bank are totally different, it really all depends on who you are, how good your lawyer is and are you an Howadja ?
This is not the UK or anywhere where things are naturally normal, just get used to it, cough up and carry on.
Or else return to Margate or Morecambe where everything is more normal.
And one can pop out and buy fish & chips or a Chinese or Indian take away..
It's called being abroad..... 8)
Ps "And I don't mean that EU or over there in Europe....
Pss: Don't even bother to ask about water, electricity or car tax it's all totally in the 'lap of the gods..

As in all things here its a hit and miss decision. I own two properties, live in one full time, rent out the other full time. I refused to pay the demand on the one I live in, as the rules state that the main house is exempt, no matter what your nationality. Hence the reason I paid for three years in one go as it took them that long to except the fact. But, the friends that own the third floor here were forced to pay the yearly tax. I think that if it is your only property here then you should be exempt, according to the Egyptian governments rules.

I think that if it is your only property here then you should be exempt,
Provided you can show it's the main residence/home of you and your family.

It's not clear whether Loveluxor, who's posting from UK. would qualify.

That it's your only residence in Luxor is besides the point.

Do you live there full time? Do you have a home in the UK?
